2026 fixed-price guide
This is our 2026 fixed-price Edinburgh sash window cost guide. Every figure below is what we quote in writing on a typical Edinburgh property — a Victorian tenement in Marchmont, an Edwardian villa in the Grange, a Georgian terrace in the New Town. Prices are per window unless stated. We don't charge day rates; if a job runs over the quoted hours, the price stays the same.

Three things drive cost. First, scope — a cord renewal is £185, a full restoration is £885, a like-for-like replacement is £1,895. Second, listing grade — Category A and B work uses hand-blown glass and waxed cord, which costs around 30% more than standard. Third, access — ground-floor and first-floor windows are quoted at the standard rate; second and third-floor work that needs a scaffold tower adds £45 per window for the access.
Snapped cord, single sash: £185. Full cord renewal, pair of sashes: £295. Pulley overhaul, per pulley: £65. Bottom-rail timber splice: £165 per affected sash. Cill section repair: £245–£420. Parting bead replacement, full window: £95. Brush-pile draught-proofing, per window: £185. Most flats get four to six of these line items combined — typical Edinburgh flat repair total runs £695–£1,295.
Full restoration without glazing change: £885 per window. Restoration with brush-pile draught-proofing: £1,065. Restoration with slim-line double glazing in the original sash: £1,395.
