When casement is the right window for the property

Not every Edinburgh property started life with sash and case windows. The interwar bungalows of Corstorphine, Colinton and Fairmilehead were built with timber casements. So were the post-war estates of Sighthill, Wester Hailes and Craigmillar, and most of the late-20th-century housing in South Queensferry and Currie. Putting sash and case windows into a 1930s suburban semi looks wrong — and the council won't usually approve it either, because it doesn't match the original character. Casement is the right answer for these properties.

Timber flush casements for heritage

On Edinburgh's older country-house and arts-and-crafts properties (parts of Colinton, Cramond, Barnton, Murrayfield), original timber flush casements with leaded lights are common. We restore the originals where possible, and where replacement is justified we supply engineered timber flush casements with traditional putty-pointed glazing, leaded-light bars and authentic ironmongery (cast-iron stays, brass casement fasteners). Engineered Accoya gives a 50-year above-ground rot warranty.

Modern uPVC casements for non-conservation

For 1970s onwards housing stock outside any conservation area, A-rated uPVC casements are the practical answer: lowest cost, lowest maintenance, A+ thermal performance with triple glazing. We use 70mm reinforced systems with multi-point locking, easy-clean hinges (the window rotates 90° on its hinges so both faces can be cleaned from inside) and a 10-year manufacturer guarantee.

Side-hung, top-hung and tilt-and-turn

Casement windows come in three opening styles. Side-hung is the most common — the window hinges on one vertical edge and opens fully outward. Top-hung is best for bathrooms and small openings — the window hinges along the top edge and opens outward at the bottom for ventilation. Tilt-and-turn is best for upper-floor flats and any window above 4m off the ground because the window can be safely cleaned from inside (see our tilt-and-turn page).

Conservation-area compliance

Edinburgh's conservation areas include several enclaves that were originally built with timber casements (parts of Colinton, Cramond, Dean Village). In these areas the council requires casement replacement to be timber, flush-fitted, with leaded lights where original. We handle prior-approval paperwork on conservation-area casement work as part of every quote.
