Carbon monoxide alarms and gas safety checks in Edinburgh

Since February 2022 every Scottish home must have a carbon monoxide alarm in any room with a fixed combustion appliance — boiler, fire or stove — plus interlinked smoke and heat alarms. We arrange supply and fitting of compliant alarms and homeowner gas safety checks by a Gas Safe registered engineer, at a fixed price.

If you suspect a gas leak

Call the National Gas Emergency number 0800 111 999 immediately — it is free and answered 24/7. Open doors and windows, turn the gas off at the meter if you can, do not switch anything electrical on or off, and leave the property. Then arrange the repair with us once the emergency line has made it safe.

What Scottish law requires since February 2022

The Scottish Government's tolerable standard changed on 1 February 2022 and it applies to every home in Scotland — owner-occupied, rented, new or old. Every home must have interlinked smoke and heat alarms: one smoke alarm in the living room, one in every hallway and landing, and a heat alarm in the kitchen, all interlinked so they sound together. On top of that, a carbon monoxide alarm is required in every room containing a fixed combustion appliance — a gas boiler, gas fire, log stove or open fire — and in any room a flue passes through.

The CO alarm must meet BS EN 50291 and carry a sealed long-life battery or be mains-wired. In Edinburgh's tenements the boiler is often in a kitchen or a hall cupboard, which usually means one CO alarm covers the requirement — but a gas fire in the living room or a stove in a colony flat needs its own. Your installer checks every appliance and flue route and fits exactly what the standard requires, no more.

Key points

CO alarm supply and fitting

We arrange supply and fitting of compliant carbon monoxide alarms at a fixed price per alarm, including placement advice — a CO alarm in the wrong position (too close to the appliance, or in a cupboard) can miss a leak or false-alarm constantly. Fitting is usually combined with a boiler service or gas safety check so you pay one visit, not two.

Homeowner gas safety checks

Landlords need an annual CP12 by law, but owner-occupiers increasingly book the same check for peace of mind — especially before selling, after buying an older Edinburgh flat, or when a boiler has not been serviced in years. Your Gas Safe registered engineer checks the boiler, any gas fires and cookers, the flue, ventilation and gas tightness, and you get a written record of the findings. Any faults are quoted fixed before remedial work.

Signs of carbon monoxide to never ignore: sooty or yellow flames instead of crisp blue, soot marks around the appliance, pilot lights that keep going out, increased condensation inside windows, and headaches or nausea that ease when you leave the house. If you notice any of these, ventilate the room, switch the appliance off and book a check — and if you smell gas, treat it as an emergency (see the box above).

Frequently asked questions

Does the 2022 alarm law apply to owner-occupiers?
Yes — the tolerable standard applies to every home in Scotland regardless of tenure. There is no inspection regime for owner-occupiers, but the alarms are cheap, and carbon monoxide is the reason the law exists.
Where exactly should the CO alarm go?
Ideally at head height on a wall or shelf, 1–3 metres from the appliance — not directly above it, not in a cupboard, and not next to a window or extractor. Your installer positions it during fitting so it actually detects a leak.
Is a homeowner gas safety check the same as a CP12?
The inspection is the same standard of work by a Gas Safe registered engineer; the CP12 is specifically the landlord's legal certificate. Homeowners get a written record of the check instead. Landlords should book the CP12 via our landlord gas safety page.
What are the symptoms of carbon monoxide poisoning?
Headaches, dizziness, nausea, breathlessness and confusion that ease when you leave the property are the classic pattern. If several people or pets in the house feel unwell at the same time, get out, get fresh air, seek medical advice and call the National Gas Emergency line on 0800 111 999.
